For a Freehold Sale or Purchase, our fees range from £900 (including VAT) to £3,000 (including VAT), depending on the property’s value and complexity. For Leasehold Sales or Purchases, fees range from £950 (including VAT) to £2,500 (including VAT). Remortgage fees vary from £580 (including VAT) to £880 (including VAT).
All disbursements, including search fees, Land Registry fees and stamp duty, are calculated separately, and you’ll be informed about these from the start.

Key stages and timescale of your conveyancing transaction
Each conveyancing transaction follows a structured process and we aim to make it as straightforward as possible. The key stages typically include:
1. Obtaining instructions and identification evidence
2. Checking the title and issuing the draft contract to the buyer’s solicitor
3. Answering any queries raised by the buyer’s solicitor
4. Signing the contract and preparing for exchange
5. Exchanging contracts and completing the transaction
6. Preparing financial statements, settling costs and finalising your transaction
For residential sales and purchases, the entire process usually takes between 3-6 months. If any complications arise that could delay the timescale, we’ll keep you informed promptly.


Disbursements and additional costs you should know about
Alongside our fixed fees, there are disbursements (third-party costs) that you’ll need to pay. These include:
• Search fees: Approximately £300, depending on your local authority.
• Land Registry fees: These vary depending on the purchase price of the property.
• Electronic money transfer fee: £30.
• Stamp Duty Land Tax: This applies based on the property price, and we will handle the calculation and payment on your behalf.
• Notice of transfer fee (for leasehold properties): Between £60 and £180.
• Deed of covenant fee (if applicable for leasehold properties): Between £60 and £150.
Additional fees may apply if special complications arise, but we’ll always discuss any extra costs with you before proceeding.
Residential sale vs. purchase – key differences in conveyancing
When selling or buying a property, the conveyancing process differs slightly. For a residential sale, we’ll handle the following:
• Drafting the contract for sale and checking your title.
• Addressing queries from the buyer’s solicitor and liaising with your lender (if applicable).
• Finalising contracts and arranging signatures.
• Completing the sale, paying estate agent and mortgage fees and transferring the sale proceeds.

• Carrying out searches and reviewing the property’s legal status.
• Communicating with the seller’s solicitor and arranging contract exchange.
• Preparing the transfer deed and liaising with your lender to arrange mortgage funds.
• Completing the purchase and ensuring the property is registered with the Land Registry.
